Water System:
Water softener is in the garage (black bin). Keep it half filled with salt to soften the water. Main water shut off is out front.
Drip system is set up to run everyday right now, you can change this in the winter if needed. There are also drip system connections in the garden area you can use if you would like. I have never noticed an increase in the water bill with the drip system.
Pest Control:
As you have likely encountered many times before, Arizona has lots of creepy crawlers. I use Cy-Kick CS Insecticide mixed with water in a spray bottle and spray the exterior perimeter of the house. It has worked very well and is much cheaper than hiring a pest control company. Be sure it is completely dry before allowing kids and pets near it. I apply once every 6 weeks or so in the summer, and maybe once in the winter if I remember. We have seen scorpions hanging out in the rocks and under items, so wear shoes when walking around outside! Also watch for them in the shed.
Hot Tub:
The hot tub is temperamental and doesn’t like the AZ summers. If you turn up the heat and leave it for too long, it will overheat the motor and stop heating the water. I recommend only turning it up when you want to use it, otherwise leave it low. If you do use it, put a splash of liquid chlorine in it to sanitize the water. Let me know if it gets super gross in there and I can walk you through how to drain and clean it, or have someone come out to do it.
AC and Swamp Cooler:
AC and Heat are controlled by the Google Nest thermostat. Feel free to connect it to your phone to control the schedule to avoid peak times.
To use swamp cooler, turn the AC OFF. Allow the system to completely shut off. Open the quarter turn valve under the sink and open up a window (whatever rooms have windows open will get the most cool air / airflow. Let the water run for a few minutes then turn the knob to Low Cool and High Cool. When done, turn to Off, turn the water completely off, and then turn the Google Nest back on.

We were having water hammer issues, should be resolved but if you hear it, let me know immediately.
Metal screen door lock is a bit sticky with the key, but it does work
Fire place is currently not functioning (chimney closed shut with a clamp to keep home insulated). To use it, take clip off to open chimney. Will leave a smoke smell inside, and never leave it unattended.
I’m ok with a tv mount on the wall but it must be in a stud.
Water filter in the fridge is likely due to be replaced soon, one spare is above fridge and can be ordered on Amazon.
Switch for the garbage disposal is to the right of the sink
Under the sink - fire extinguisher. Do not put excess fats or bleach in sink or drains because of septic. Do not put anything that would kill the enzymes in the septic tank down the drain.
Sliding glass door lock requires you close it super tight to lock.
Leave the weird tube in the drain behind washer
First cabinet has paint to match the interior stuff, all labeled accordingly if you need it.
Electrical panel has weird door, the labels aren’t the most accurate - feel free to rewrite them as needed
Shed door needs to be lifted to close properly. Side gate must be unlocked on fridays for the pool guy, don’t touch the pool pump settings
Google nest can be set up to change temp during peak times. Swamp cooler controller on wall. Water under guest sink, ALWAYS double check that water is turned off when done. Must crack a window while used, otherwise it won’t do anything. Will make it humid inside.
Septic: no tampons, no other products except toilet paper (septic safe). There’s a powder under the guest sink you can flush down the toilet to help the septic tank, I do 1/3 box every few months
If septic ever backs up, show how to poke the top to burp it.
I will spray for scorpions and bugs before we go, recommended to do it every 6 weeks in summer (Cy Kick CS on Amazon)
